Wastin’ away again in Galveston: $700M Margaritaville resort planned

​GALVESTON – RREAF Holdings LLC is developing a Margaritaville Resort on 95 acres at 317 East Beach Dr.

At 15 stories and with 300,000 sf of air-conditioned space, the 334-key resort is expected to cost $700​ million.

It will include a 2.5-acre elevated deck overlooking the beach with a large pool, water slides, and a 350-ft lazy river.

Other amenities are a ballroom, pickleball courts, and a family entertainment center with arcade.

Additionally, the developers will build 278 cottages on 15 beachfront acres to the east side of the resort on 22 acres north of East Beach Dr. The cottages will have between two and six bedrooms ranging from 780 to 4,500 sf.

Cottage owners will also have their own amenities, including a 41,000-sf pool deck with a zero-edge pool, and they will be connected to the resort by an elevated boardwalk.

The resort will have several restaurants, including a Margaritaville Restaurant in the hotel lobby and LandS​hark Bar & Grill next to the pool deck. There will also be a Joe Merchant’s Coffee & Provisions, 5 o’clock Somewhere Bar, and Salty Rim Bar & Grill in the cottages area.

Construction is slated to start this quarter, and the hotel is expected to be completed in first quarter 2026. ​
