AUSTIN – The city’s St. Elmo neighborhood, which is largely industrial, is seeing rapid change.
Leifer Properties has secured recommendations from the Austin Planning Commission to rezone 300, 400, 436, and 440 Industrial Blvd., as well as 4211 Willow Spring Rd. from industrial to mixed-use.
The commission also supported an amendment for additional zoning conditions at 506 and 600 Industrial Blvd and 4138½ Terry O Lane, making way for up to 600 multifamily units, about 13,000 sf of ground-floor retail, and a brewery.
The 4.7-acre site, where the company plans to build roughly 700 multifamily units and over 10,000 sf of retail, is currently occupied by a large industrial warehouse.
The amendment would increase the site’s maximum building height to 125 feet and boost the number of units allowed on site to 600 units.
A total of 68 units across both sites are planned to be made available as affordable housing for those earning between 50 and 80 percent of the region’s MFI.
