Rezoning could mean mixed-use for Austin industrial area

AUSTIN – The city’s St. Elmo neighborhood, which is largely industrial, is seeing rapid change.​

Leifer Properties has secured recommendations from the Austin Planning Commission to rezone 300, 400, 436, and 440 Industrial Blvd., as well as 4211 Willow Spring Rd. from industrial to mixed-use.

The commission also supported an amendment for additional zoning conditions at 506 and 600 Industrial Blvd and 4138½ Terry O Lane, making way for up to 600 multifamily units, about 13,000 sf of ground-floor retail, and a brewery.

The 4.7-acre site, where the company plans to build roughly 700 multifamily units and over 10,000 sf of retail, is currently occupied by a large industrial warehouse.

The amendment would increase the site’s maximum building height to 125 feet and boost the number of units allowed on site to 600 units.

A total of 68 units across both sites are planned to be made available as affordable housing for those earning between 50 and 80 percent​ of the region’s MFI.​
